Although the buildings lining Van Brunt are typically small mid-19th-century row houses, the broader area is industrial. The three-story building is raised off the ground to comply with new requirements and protect against flooding.
The building will have a total of 18,089 square feet of residential space and no store space, according to a new building permit issued last month. There will be 13 open parking spaces on the ground under the first story, according to the Schedule A.
Cheever Development Corp. is the developer, and OCV Architects is the applicant of record. Cheever is known for affordable developments, such as the Elton Gateway II, but these appear to be market rate, going by the signs at the site and the company’s website.
The addresses of the building will be 261-267 Van Brunt Street, according to the sign. The lot could not be seen through the construction fence, and nothing was visible above it.
The corner was previously home to some garages that “served as a heroin mill as recently as 2011,” according to NY YIMBY.

The design is an unfortunate victim of Sandy. The only allowed use at the current grade is parking. After all of the injustices inflicted upon Red Hook this may be the most devastating. I agree! There are so many great cafes and restaurants on Van Brunt, and with Pioneer works opening the bookstore on the strip, it’s a shame this development has decided not to add into the mix.
