Here’s a lovely brick Italianate that has been updated with a rustic — but not overly so — vibe. There are three marble mantels and crown moldings as well as some exposed beams and brick. It’s set up as rental over an owner’s duplex, and the parlor floor has been opened up. There’s also a stained-glass skylight and deck.

  1. I agree, this place looks awesome! I think it looks like a lot of thought went into the renovations. Love the exposed brick and beams. It feels overall fresh and updated while still including some of the charming details of a Brownstone. The area is great, this will go very fast and I think it will for sure go for what is being asked or very close to it….I would say the 2.65 range is fair.

  2. IMHO the place looks awesome. Old Carroll gardens, has everything. If you don’t like exposed brick well that’s a taste issue the pics look like everything that has been done was done with a great eye and a lot of care and impeccable taste. Looks like move in condition. This one will be snapped up.

  3. The place looks overall well maintained, which means turn key to me. The house up the street btw did sell for 2 mill, but the new owner, rumor has it has put in close to 600k into it (reno has been going on since November, no one is living in it yet). The former family lived there for over 50 years.
    I think this is listed with the understanding there’s room for negotiation. Some sellers find that less stressful than the bidding war. The neighborhood is very desirable and there is not a lot out there. This house is looks easy to convert to a one family.

  4. slightly aggressive but we’ll see. Would be better if had central air and no baseboard heat.
    Certainly Carroll Gardens to those of us who have lived in neighborhood for close to 40 years. But you
    young people feel free to come up with new names whenever you want.

  5. to me anything west of canal in not Gowanus. If there is a Gowanus it is eastside of canal and
    heart of it south of 3rd street.
    Anyone living west of the canal – churches, schools, shopping, subway use are all smith street area,
    Police precinct and zip code(11231) end at canal too.
