Gut-renovated in 2005, the 1,440-square-foot apartment is in good shape (though we don’t love the design choices in the kitchen).

Yeah, that’s not even remotely close to 1440 sf. Maybe 1100. Insanely overpriced.
actually, i looked at an apartment in this line last year. i believe it was 2J? whatever it was, it was on a lower floor and had no sun. but anyway, it was indeed incredibly massive. it’s definitey far more than 1000 sf. i’d have guessed around 1300.
Right, exactly what I was going to write. The unit may be worth this much just for area alone. Located directly outside of Prospect Heights and close to numerous restaurants, etc., this place is a two minute walk from the Brooklyn Museum/Brooklyn Botanic Garden and a little further walk from Prospect Park.
