  1. i went to the open house for 226; as it’s right around the corner from my boyfriend’s house. it was actually quite lovely inside, if oddly staged. the little tower room was really cute and unique–it would be ideal for a single family with multiple children. we thought it was slightly overpriced given the area and the heinous facade, but that was before i knew 143 was on sale for over a million! I wish i’d seen the inside–the photos look lovely, and i’ve always admired that little row of 2-story townhouses on that block of martense. The only thing to compare that price to i think are those really large townhouses over on Linden between flatbush and bedford…but i’m not really sure if any of them have gotten the $1m they’ve asked for.

    Unfortunately, i think both these blocks strangely enough have pretty much identical drug dealing problems. anyone who actually went to either of these open houses would have noticed the NYPD command tower upright and permanently stationed at Martense and Rogers, smack in the middle of these two listings. Still, I think the blocks are beautiful with a lot of potential, and right around the corner from the Nostrand/Church shopping district. Seeing as no one seems to have snapped up 17 Fairview Pl yet, I’m not sure what to expect from either of these places

  2. I think 226 is actually from the 1890s, not the 1920s like the listing says, a Queen Anne row house. Most of them on the block have the little half floor attic at the top like this one.
    As to the price of 143, Flatbush is a little bit of uncharted territory here. 27 Clarkson, a similar house, just sold for 1.1, but needing a lot of work. That’s the southern border of PLG. So the question is, how much is 5 blocks further south, further from the park, further from the Q train, further from the wave of gentrification, worth? 50k discount per block?
    Between Martense and Clarkson there are only a few rows of row houses – mostly apartment buildings – so it’s hard to price this out.

  3. 143 Is way over priced, but the facade will be costly to improve on the the frame house. So the frame house is listed about right and the Brownstone is thinking it is closer to Lefferts Gardens than it is.
