This unusual circa-1900 house, designed by architect F.L Lowe, according to the listing, has quite a few original details but needs work. Currently set up with four kitchens, although technically a three-family (but not an SRO), it did not sell earlier this year when it was asking $1,250,000 — or after a price cut to $999,000.

Now it has been relisted with new agents and a new price tag of $995,000. Note it is in Flatbush, not Prospect Lefferts Gardens, as the listing claims. Think the new ask will get the job done?

  1. Calling it the heart of Lefferts Gardens is a stretch; but I can see why the broker is calling it Prospect Lefferts Gardens. This is an area of Flatbush that does not have a name, yet. But to call it Flatbush does not give any potential buyers a handle on where it is. Flatbush is a huge area encompassing many neighborhoods.
    Prospect Park South is clearly the other side of Flatbush Ave, I have sometimes seen this referred to as Erasmus, but that does not have the recognition factor nor the major search engines even having it listed.
    What you call the location aside; this house is probably best for a rental investment as a four family, close transportation, the Park etc. But it certainly needs a lot of updates to get there, so it is a bit over priced, but a good starting place.

    24 Clarkson, similar, now asking 1.55.
    Maybe 710,000 is not the whole story? or this house is about to fall down? or people simply hated that block, compared to Clarkson, with more houses on the block but also the notorious 60 Clarkson, used as homeless housing and decrepit?
    The Linden block isn’t bad, not much traffic, but none of the houses in this row, while interesting architecture, has been kept up or escaped being divided into small apartments as far as I can tell. On Clarkson you’ve already got a solid row of 2 story townhouses, a co-op building, condos, and more on the way.

  3. Why so much hate for this block of linden, bob? I think we can all agree it’s no PLG and certainly no manor district, but that’s no reason to turn one’s nose up. I think it’s actually sort of quiet and pleasant as far as blocks in the area go (the brooklyn library branch across the street helps), the NYPD tower is no longer there, and as someone who lives very nearby, I can say most of the heavy traffic normally associated with Linden Blvd comes from Caton ave west of Bedford, not through here. And though the house looks in rough shape, no one can deny it’s got a gorgeous facade and is only a few easy blocks away from the park. Now if only Corcoran would put an iota of effort into presenting it better.
