203 marlborough road ditmas park 112014

The prices on these standalone houses south of Prospect Park have certainly crept up in the last few years, but this one seems to have most everything you could want. Designed in 1901 by John J. Petit, according to the listing, it has a dramatic staircase, fireplaces, wood work, stained glass, a shingled loggia, and a cute vintage kitchen with a red Chambers stove.

There are more than four bedrooms and plenty of bathrooms. The third floor is set up as an apartment with its own kitchen (and mini-split A/C), which the listing calls “guest quarters” since it’s a single family house. There is also a two-car garage and plenty of yard.

One thing to note: It’s very close to the railroad tracks. What do you think of it and the ask of $1,999,000?

  1. Nice house, but the Q train tracks are right at end of the backyard. There has to be a 500k discount just for that.

And is it a single family? If so, wouldn’t the 2nd kitchen cause problems in securing a mortgage?

    • I’m not sure where you’re coming up with the 500k dollar discount, that seems to be a very arbitrary number you’ve come up with. I’ll put it like this, for under 100k dollars you could soundproof that house so well that it could be next to JFK and you wouldn’t notice.

Personally I would rather live with a Q train in my backyard than the BQE, ocean parkway, or eastern parkway. Trains don’t honk nearly as often, don’t get in accidents, never have police or fire trucks barreling down tracks. People seem averse to trains for a myriad of reasons and I understand that but acting that way about a train and not about a highway seems illogical. I suppose you could ‘feel’ it in the house, but no more as anywhere else with a train running under it.
