After listings went up for 345 Carroll Street in Gowanus in September, the still-under-construction luxury building is already 40 percent sold out, according to Curbed. Asking prices for the 32 units at the old Regency Carts site start at $1,645,000 for a two-bedroom, two-bath and go up as high as $2,950,000 for a four-bedroom, three-bath, as reported.

We’re not sure if the building is in the flood zone, but it’s extremely luxurious, with seven penthouses, six garden duplexes, a wildflower meadow, bocce courts, vegetable plots, a dog washing station, and rooftop cabanas for purchase. The developer is Sterling Equities and the architect is Gluck+.

  1. I live adjacent to the site, and have watched the very slow progress so far. They are driving piles now, but still have not cleared the site of the bricks from the Regency factory which they tore down over the summer. But they are much more respectful of their neighbors than LIghtstone has been, and the renderings are encouraging. The design of the building is much better than the building at Union/Court, and better than the buildings along 4th Avenue. The promised landscaping should look good for those of us who will see it from our windows. But the construction does seem to have affected 333 Carroll (aka the Hell building), as it is still mostly vacant despite many showings. Or it could be the prices. Two bedrooms at 333 start “as low as” $4500!

  2. I’m not sure if one pile has been driven. It looks like this will be a great addition to the neighborhood and should serve as a model for future developers.

    Sterling has been a good developer to have in the neighborhood. They worked within the parameters of the existing zoning and have been very good about communicating with neighboring buildings about their construction progress. A far cry from Lightstone.
