This $2,400,000 duplex at 53 Lincoln Place in Park Slope is pretty slick. The 2,217-square-foot pad takes up the ground floor and basement of the 2009 vintage building. It’s all very modern but in an unrisky way that should have broad appeal. We can’t recall ever seeing such an intricately dug out back yard. It’s a little too institutional feeling for our taste but it looks pretty pro. Fair price?

  1. I guess 2 floors in brownstones in the area have been fetching over $2m, so these sellers think they can price their duplex similarly even though its just a 1 bedroom + rec room. Overpriced by 800k I’d say.

I had been in this condo when there was an original open house and had also followed the construction of this building on the DIY program, “Under Construction.” Alghough it is nicely finished, the apartment has problems with an awkward layout, especially on the bedroom floor and there is a distinct problem with privacy as the upstairs floor is virtually level with the street. The shades on the floor to ceiling windows cannot really ever be open if you want to have any privacy.

    Maybe I am living in another time, but I find the price to be vastly too high, although given what I read about comps, it will likely sell. To me, it is simply an OK but vastly overpriced and problematic duplex.
