In a remarkable turnaround, this freestanding house at 86 Cambridge Place has set a record for Clinton Hill, closing at $4,100,000 Thursday. In July of 2013, Corcoran listed it with an ambitious ask of $4,495,000. By September, the price dropped to $3,295,000, and then it was taken off the market in November. In February, lender Deutsche Bank filed a lis pendens for $942,500 against the property. In April, Realty on the Greene put up a new listing asking $3,875,000.

A House of the Day in 2013, the rambling two-family is part brick, part wood frame, and has been added onto and renovated many times over the years. The back of the house may date as far back as the 1700s, according to Realty on the Greene, with additions added first in the early 1800s and then the wings, tower and porches added in the 1870s. We see details that look Greek Revival, and the wood frame front is Italianate in style.

The property is very large: The 6,000-square-foot home sits on a 50-by-100-foot lot with a garage. It’s in no danger of being developed, however, because it’s landmarked. It’s currently configured as an owner’s triplex over a basement in-law suite, and a two-bedroom rental in the rear of the second floor. Curbed first reported on the sale.

To put the price in perspective, the only other sale in the neighborhood that comes close is Broken Angel, which also sold for $4,100,000 in January. That doesn’t really count, though, because although it was being used as a single-family home, it was a tenement on multiple lots that sold as a development site. The next highest sale we could find was 380 Clinton Avenue, which sold for $2,850,000 in 2011. What do you make of the sudden change in fortune for this house?

    • I think the record is already broken, the house on Clinton has definetly sold. But the house at 105 Cambridge still will have the record on a square foot basis, as that was well over $800 a square foot

  1. this record wont stand for long, that house on Clinton ave that was listed for close to $10mm sold for around $6.5mm. The reality is that Clinton Hill’s biggest homes are a rarity in NYC
