This top floor three-bedroom in a Prospect Lefferts Gardens townhouse has prewar details plus tastefully renovated kitchens and baths. We spot plaster and wood moldings and attractive inlaid parquet floors. The kitchen has a new herringbone floor, granite countertops and stainless steel appliances, including a dishwasher and microwave. The bathroom has white subway tile.

It’s located a block from the 2/5 at Sterling and about three long blocks from the Q at Prospect Park. And it’s pretty cheap at $763 a bedroom. What are your thoughts on it for $2,290 a month?

  1. Tenants pay heat. Looks like electric baseboard heating. Is that legal, to charge them for heat?
    These are standard railroad apartments, right? maybe this one has the bathroom over an extension in the back? I’m a little suspicious of the claim of 3 br plus office with real living space as well.

    • It looks like they put in the electric basement heating without pulling electrical permits– that has got be illegal. And probably a safety hazard– those things require a lot of power.

  2. So each unit has its own boiler? Is this something that a lot of landlords do?
    Saves the landlord a few hundred a month, right? or you could say, costs the tenants a few hundred a month.

  3. True, it might be hydronic baseboard heat rather than electric. Some of the other posters were talking about electric, but I guess they do look like hydronic baseboards. Either way, it looks like they did a lot of renovation here without pulling permits. Presumably the fact that each tenant is responsible for their own heat means they installed new separate boilers for each unit and ran new plumbing throughout the house, if its a hot water system.

  4. The only thing that seems strange to me is the bathroom is pictured with a window and off of the kitchen. Usually with these houses the bathroom is in the middle, with an airshaft window, right? This one seems to be facing the yard with a real window.
    Maybe they somehow switched around the bathroom, kitchen and the “office”.
    yes, the rent is not outrageous for a floor through, even if it’s just a very large 1 br. But paying for your own electric heat, legal or not, is gonna suck.

  5. Looks like they left the brick in areas that they renovated. If you look at the windows facing the street all the original details are there as well as the plaster picture frame details on the adjacent walls. Compare that to the windows facing the backyard – very simple window framing work and brick on the adjacent walls. At some point if it’s a rental your goal is to make money; a new kitchen/bath can get you a tenant, crown/wall/baseboard trims probably won’t be a deciding factor for renter.

    I’m looking at this and thinking that 2290 is probably a decent deal for the size and location. Quick glance on CL other 2br’s are charging 2000-2500, 3brs are between 2200-2800.
