  1. I’m not 100% sure but I would swear that I went to a viewing of Lincoln place in either feb/mar of this year. I remembered it being total gut reno job, but I walked away from it because the ceiling was leaking all the way through the the top floor and into the 1st floor. I would tread with caution and get the best inspector you can find for it because this price doesn’t reflect the damages I remember seeing.

    But I’ll elaborate on my experience:

    When I went to visit it I took the train out to Kingston ave, and walked around for a while. I wanted to see what the neighborhood was like and if it was in fact a place I would want to live. When I showed up it was myself, 2 developers, and a flipper. The seller was a developer that got caught holding this place and couldn’t finish the job. He had started finishing the interior, but the massive snows and melts taxed the roof and it was leaking pretty bad. He couldn’t get onto the roof to do anything about it because the opening was under 1ft of snow/ice/water. Basically all his work was now shot; the other two dev’s were like ‘always fix the outside first! Always fix the roof, walls, windows then the insides!’ About half a dozen 5 gallon buckets were scattered around the top floor catching water, and the lower floors were all lined with plastic.

    I walked away from it because I knew I would be in over my head on a project like that. The price was good and the property looked good where it wasn’t water damaged, but I don’t know the first thing about fixing that. It could be a 20k dollar fix or a 200k dollar fix.

    Again I’m not certain it was this one but this looks very familiar, I could check my notes later this weekend and see if this was it.
