601 st marks avenue crown heights

There aren’t any interior shots on this listing but we think the history of the building makes it worth a look anyway. Last year, it sold for $485,000, or $64,000 below the asking price of $549,000.  Now it’s back on the market, still in need of a top-to-bottom renovation and still an SRO. “Many original details have been preserved, however the property is in need of a complete renovation,” the listing says.

However, there have been a couple of key changes since it last traded: The seller has applied for a certificate of nonharrassment, and the building, which previously had four tenants, will be delivered vacant, the agent told us.

It’s also close to the shops on Franklin and eight blocks from Prospect Park. Do you think it’s worth the new ask of $1,599,999?

  1. I think that’s an aggressive price, particularly given the fact that its in need of a top to bottom renovation (but these are the kind of steals I’ve been telling people to be more aggressive about finding…living in this area can be done for a decent price if your timing is right and you’re lucky), but won’t be shocked if someone pays around that much for the property. Even if I had the money, though, the only way I think I’d consider paying that much is if it was between 2-4 blocks away from Prospect Park. Don’t get me wrong, the house looks beautiful, but I don’t know. But is it really even 8 blocks away from Prospect Park? I’m counting 8 blocks from Dr. Ronald McClair Park and between 9-10 blocks from the Botanical Gardens/Mount Prospect Park. I live 8-9 blocks away from Prospect Park, and I live in Prospect Heights…yet, I don’t think I could get that much for my house (maybe $1.3 at present).
