The interior of this two-family brownstone at 328 Greene Avenue in Bed Stuy has been completely redone in a modern-organic style with rustic touches such as exposed brick. But as far as we’re concerned, the most interesting thing about it is the price.

They’re asking $2,650,000, which is $400,000 more than the current record holder, 22 Arlington. An 1886 Amzi Hill house dripping with detail and newly renovated, that house sold for $2,250,000 in June.

Admittedly, it was narrow at less than 16 feet wide, but this one is only a couple inches wider. It traded for $850,000 last year. Think it will break the record?

  1. I dont necessarily hate this. It is very clean and modern with touches of old. The kitchen is beautiful. There probably wasn’t much left to work with. Question – would this house have always had the open floor layout or would it have had a vestibule and narrow stairway, entry hall? As narrow as it is, I can imagine the front rooms would have been what, 8 feet wide if there was your typical wall and hallway setup of most row houses? So maybe it has always been open like this. Will they get their price? Who knows. It’s Corcoran, they always aim high, but again with Corcoran, they usually get it. As neat and clean and new as this looks I would imagine there are buyers out there. The triplex setup for the owner is really a nice setup and you shouldn’t even notice your tenants coming in and out.

  2. The house is small at 16.6ft wide and 35 ft deep, on a 16.6ftx65ft lot? The reno seems better than the standard flipper builder grade, but not outstanding either. Not sure if there were any old details to salvage which is why they went all modern.

    I realize there’s a market for renovated brownstones right now and Bed-Stuy is crazy hot, but this shouldn’t break any records.
