Developer Bawabeh Brothers is planning to remake a six-shop stretch of Fulton Street into a destination spot for upscale retail, including boutiques, restaurants and bars aimed at “Bed Stuy’s growing creative community,” according to an elaborate online marketing brochure forwarded to us by a tipster over the weekend. “Somewhere between the tough streets immortalized in the hip-hop genre and the chatter of gentrification and hipster invasion, Bed Stuy offers an interesting mix of transition and history in one of Brooklyn’s most fascinating neighborhoods,” continues the brochure, which is aimed at prospective retail tenants.

The six storefronts at 1347-1361 Fulton Street are located on a busy commercial strip between Marcy and Verandah Verona Place, close to some of Bed Stuy’s finest architecture and near where brownstones have been selling for around $2,000,000. The six storefronts are currently home to a nail salon, sneaker shop, cleaners, beauty salon, and a tshirt store, going by two-year-old PropertyShark photos.

If the art work on the cover and inside the brochure is to be believed, the developers plan to completely redo the facades of all six stores. At least one of them has a lease coming up soon, according to The Daily News, which had a story on the developer’s plans today. Bawabeh Brothers, which has owned the buildings for years, has no plans to evict the tenants in the apartments upstairs, according to the paper.

But the store owners weren’t informed before agent Robert Earl of the In House Group started marketing the site and were shocked to hear of the plans, according to the News. “It’s not 5th Avenue,” said one. “It’s Brooklyn. It’s Bed Stuy. It’s the hood.”

Guess they haven’t heard the news. “Neighborhood gentrification is inevitable and moving quickly,” said the brochure.
