1400 east 46th street flatbush 82014

This single-family house in East Flatbush isn’t one of the grand dames of Brooklyn real estate, but it does have some cute vintage details and appears to be in move-in condition. Plus, considering the prices in other parts of Brooklyn lately, it’s relatively affordable at $485,000. What do you think of it?

  1. Wherever it is, this is a perfectly fine house, and indicative of the type of value of Flatbush and East Flatbush. This one happens to be far from the trains, but there are houses like this closer to the Nostrand 2/5 stops in the same price range or a little more. Nostrand = E30th st, so E46th is a hike, especially south of Brooklyn college, but E31-35th further north is fairly convenient.
Why didn’t the Jersey City/Williamsburg hipsters from the Times article buy one of these instead of their condo?
