There’s nothing particularly noteworthy about this studio co-op at 35 Eastern Parkway other than the price. When was the last time you saw something within spitting distance of Grand Army Plaza with a price tag of $155,000? Our best guess is that it’s less than 400 square feet of space, but even if it were 300 square feet it would still look cheap, especially since it’s got a decent view and a kitchen that looks functional. What’s up with that?

  1. It’s ridiculous that the broker doesn’t specifically state on his listing that the unit requires all-cash, as the majority of the building is sponsor owned. Wasting lots of people’s time.

  2. It seems absurdly cheap. Per streeteasy, studios in this building over the past 2 years have been renting for 1500-1600, which is about 50% more than the combined mortgage and maintenance on this unit. I would guess that the building may be almost entirely renter occupied making bank financing difficult to obtain and that someone will have to pay all cash to buy this, hence the bargain price.
