483-489 baltic street boerum hill

The developer of the Union Hotel in Gowanus, Alec Shtromandel, is planning a four-story hotel at 489 Baltic Street between Bond and Nevins, just over the border with Gowanus in Boerum Hill. BuzzBuzzHome first spotted the new building applications for the 34-unit, 9,968-square-foot hotel. The hotel will include office space, conference rooms and a restaurant. Kutnicki Bernstein Architects is the architect of record. Alteration permits have already been filed to to demolish the facade on the existing 5,700-square-foot brick warehouse.

Capital New York reported last year that Shtromandel had partnered with local restaurateur Matt Abramcyk to build a four-story, 82-unit hotel at 645 Union Street, but no plans have been filed with the DOB.

  1. If this includes the empty lot on the NW corner, then I can see it – barely. Otherwise, this small lot doesn’t make a whole lot of sense for a hotel / restaurant – mid-block, buried between the auto mechanics, projects, recycling centers, projects, cabinet & countertop makers, projects, HVAC contractors, and did I mention the projects? I’m not sure 34 rooms makes a destination.

  2. A LOT more hotel room are needed. My office is in Dumbo, and hotel rooms in the downtown area are so few and expensive that it is far cheaper for visitors and consultants to stay in Manhattan.
