Brownstoner Upstate: In the Catskills

In honor of the upcoming Catskill Mountain Film Festival, May 2-4 at SUNY Delhi in Delaware County, we thought we’d take a look way up north for some gems on the market. All of them are located in Roxbury, Margaretville, Franklin and Fleischmanns, and the prices are situated in the mid-range and lower. While that might seem too far north for a weekender (these towns are all over three hours from Brooklyn with the exception of Margaretville, which is two hours and 50 minutes), those looking to permanently relocate might find Delaware County’s Catskill Mountain environs pleasingly pastoral and idyllic.

Here’s our most expensive offering on this list, this attractive country abode on an acre of land in Roxbury. Love the living room ceiling, of course, as well as the views from the deck. Located about nine miles north of Margaretville and outside of Roxbury village. We’ve had our eye on this pretty Margaretville village Victorian for quite some time. In fact, it’s entirely possible we posted this before (our apologies for the duplicate, if that’s the case). It’s been nicely restored, and it’s spacious at over 3,500 square feet. Walkable to village stuff like the schools and the library. Yes, Margaretville flooded. The town looks great now, and this house is a moderate-to-low flood risk, according to Floodsmart.gov. Beds: 5. Baths: 3. Square Feet: 3550. Lot Size: .48 acres. Est. Taxes: $7,055.

Here’s an option if you want to be close to the slopes and don’t want to rent. This cottage is in the village of Fleischmanns, just a few minutes from Belleayre Mountain. It’s also great for non-skiers who just want a small, nice place close to nature that they can rent out when they aren’t using it. Located on close to an acre of land and walking distance to village amenities. Beds: 1. Baths: 1. Square Feet: 646. Lot Size: .88 acres. Est. Taxes: $2,653.

And here’s the farmhouse we’ve been pining for, located up in Franklin. There were only two pictures on the listing, so we managed to dig up one more of the staircase, which makes us hungry for mint chocolate chip ice cream for some reason. And is that Strawberry Shortcake’s kitchen or what? Anyway, beautiful property in a rural setting for a low listing price. Beds: 5. Baths: 2. Square Feet: 2,200. Lot Size: .6 acres. Est.
