It will need work, but 112 Marlborough Road in Prospect Park South is a remarkable building, a landmarked late Victorian Tudor-Colonial Revival hybrid designed by noted architect John J. Petit. The exterior and the interior are fanciful and unique, with lots of asymmetry, two working fireplaces with Colonial Revival mantels, stained glass, tons of original wood work, and more diamond-paned windows than we have ever seen at one address before.

Judging by the photos, the house will need at least an electrical upgrade and a new kitchen and baths. (Though the floor plan indicates the topmost bath might be original and there could be half a passthrough remaining between the two large bedrooms.) Hopefully the original floors are intact under the wall-to-wall carpeting, although the wood floor in the hall looks new.

Did anyone see it in person Sunday at the open house? What do you think of it and the $2,400,000 asking price?

  1. At $2.4m, this 3,025 sf house is asking over $790/sf. That is WAY out of line with neighborhood pricing. A much more reasonable ask would be closer to $1.5m. This will rot on the market until reality sets in. Go home Elliman, you’re drunk!
