Even though co-ops of this size and pedigree in Brooklyn Heights are few and far between, this eighth-floor pad at 160 Henry Street has been having a hard time finding a buyer. Listed almost a year ago for $2,900,000, the 2,300-square-foot five-bedroom was subsequently reduced to $2,750,000 before settling in at its current ask of $2,550,000 in June.

It’s a big place that was clearly redone recently and couldn’t be any more convenient for those with kids in local private schools. What’s the rub? $1,100 a foot doesn’t seem out of whack in today’s market, but perhaps the 50 percent down payment, the 1 percent flip tax paid by the buyer, or the $3,703 maintenance is a hurdle?
