This new listing at 189 Schermerhorn definitely has some sex appeal but seems pretty pricey to us for a one-bedroom-plus-home-office in downtown Brooklyn. On the plus side, the ninth floor condo has great windows and light and looks great in the listing. Another bonus: Common charges are a low $686. But we’ll be interested to hear what readers think about the asking price of $925,000 given that you can’t be getting more than about 900 square feet here.

  1. Wickedly ambitious. It feels about 125K too high but in this market who knows. As a buyer, I’d hope I’d realize that the lot line window in the home office is “likely” one day to be gone – given the pace of development in Downtown Brooklyn these days. That space won’t be worth much without a window. I’d also hope that I’d realize that the 15 year tax abatement is really only good for 10 years, at which point taxes will phase in annually – of the original 15, at least 3 years must have expired so a buyer is looking at maybe 7 years of abatement before payments kick in. And I’d hope I realize that rationalization aside, the lack of in unit washer/dryer will get old – especially at over 1000K per ft! That said, I love downtown BK and am happy to see the appreciation!
