Rental of the Day: 852 Park Place

This five-bedroom, two-bath apartment in a Crown Heights brownstone has some lovely prewar details and recent updates. The apartment, listed by the owners, has new bathrooms and a new kitchen with stainless steel appliances and breakfast bar. There are two decorative fireplaces with interesting detail, a pier mirror, and a screen with some ornate fretwork that will hopefully get a new coat of paint.

The living room isn’t separate from the kitchen, but it seems like a spacious, long room. Also, the bedrooms look decently sized and have built-in closets.

However, $1,100 a room might be a little ambitious for this part of Crown Heights. What’s your opinion of it for $5,500 a month?

  • Looks like parlor and 2nd floor of a 4 story? That’s pretty steep for a duplex with shared stairwell and no mention of yard or basement access. Location is pretty ideal for a collection of recent college grads, close to franklin. With attendant wear and tear on crazy shiny floors. $4800 would be more reasonable, esp since place was bought for $600k in May. Whatever they spent on the reno will be made back in a hurry.

  • I guess you could still consider this the “western’ part of Crown Heights, which is probably why the rent is so high–still—to me it’s incredibly steep, more a statement about rents in the area, than anything else. What would the rent for the same space have been around 10 years ago? Maybe $1100? I guess a group of five or six could find it reasonable, but if Crown Heights continues its march to gentrification—what might it be in a few years…?.

  • At first I misread the listing to say “two-bedroom, two-bath”. That would be overpriced at $5,500/month.
