A Park Slope McDonald’s could bite the dust soon, because developer Adam America filed a new building application last week for an 11-story mixed-use building at 275 4th Avenue. The 120-foot building will have 78 units occupying 60,188 square feet, along with 4,476 square feet of commercial space and 300 square feet of community space. AA’s website helpfully notes that the building will be “high-end rental units” with amenities like a part-time doorman, tenant lounge, private gym, roof deck and personal storage space. ODA Architecture is designing the stepped, glassy building, which happens to be a couple blocks away from another eleven-story building planned for 4th Avenue, as well as the recently completed Landmark Park Slope.

This 10,000-square-foot corner lot at 4th and 1st Street last changed hands in July, when Adam America acquired it in a joint venture with Silverstone Property Group for $14,800,00, according to public records. Check out another rendering after the jump! GMAP

  1. This is horrible. As someone who lives on 1st Street, I can tell you it’s become a dark and miserable place in the shadows of these tall buildings. Kids no longer play in the streets and the condos have actually made the streets less safe because there are less people on the ground floor and the darker streets attract less-than-desirable activity. Still have no idea who would want to live in an overpriced building with hundreds of other people when you could get a historical brownstone with only one or two other families for the same price. But then again, I actually care.

  2. 4th ave will always be a lipstick on pig situation. seriously, WTF would want to live directly on this avenue? I don’t care how many plants they put in or if there is retail. Are they going to remove truck route status?

  3. actually in the rendering, the building butts right up against the red brick building that is there already, which i get the “lot line” thing, hence no windows on that side………But, then in the other view (back) you see the whole side of the red brick building, something doesn’t make sense. It doesn’t seem to be butted up against it.
    i too agree with the other poster, it looks to big for that site????
    Did anyone else notice that?
