Developer Hudson Companies shared with us two more renderings of the development they are planning for 626 Flatbush Avenue in Prospect Lefferts Gardens. Click through to the jump to see the tower in more detail. What do you think of the design?

Although there are people who think that the proposed building at 626 Flatbush Ave is unopposed, there are actually hundreds of people in Prospect Lefferts Gardens who are not in favor of this building and who have signed petitions against it. 626, as shown, is much too large. If you look at the rendering it is a giant behemoth looming over the neighborhood. It is our understanding that 80 percent of the funding for this building is coming from public funds and no studies have been done so that we do not have a clear understanding of the effects on traffic, overall congestion, schools, parking, bus, subway, etc. (DOT will be changing the traffic pattern on Flatbush Ave. because even now it is out of control.) While this project will not displace anyone, future development on Flatbush most certainly will displace long term low income residents and small businesses. Affordable housing is not low income housing. Unlike Central Park, Prospect Park was planned as an oasis that shielded visitors from the view of large buildings. All of the other neighborhoods surrounding the park have contextual zoning in place that restricts building height protecting them from development like this. We are strongly in favor of new development, the area needs it, but it must be contextual and well planned.
