The 1,349-square-foot loft may not be particularly family friendly, but it’s got a wow factor — with high ceilings, big windows and an open plan — just made for entertaining. The apartment in the former shoe polish factory now known as The Esquire Building is asking $1,650,000 and comes with monthly charges of just $172.

I do not think that the monthly charges can be that low for a loft unit.
It’s a relatively recent conversion (I did loft interiors for a bunch of the units) and has a J51 abatement. Each unit has its own heat source, and I believe there’s still some commercial use of the ground floor which may pay down the common charges. At least there was going to be while I was working there.
All that said, it does seem incredibly low.
I live in the building. The common charges are in fact $172.
