The asking price is $1,750,000. At one time you could have compared that to buying a whole house in Fort Greene or Clinton Hill but no more.

  • Beautiful building and apt, good location, but that’s certainly a lot of dough for a strange layout. I wouldn’t want to have to walk through my kitchen constantly.

  • This apartment has been sitting on the market for a looong time because nobody would be foolish enough to spend that kind of money on it. It’s a 2 BR and should be marketed as such. Looks like a nice place with nice bones and old detail, but would be quite awkward if turned into a 3 BR.

  • There was a time in the not so distant past when that would buy you a few park slope brownstones, with change left over, too….but all that’s relevant is what it is worth today, and the market seems to saying it ain’t worth the ask, so far.

    I can overlook some awkward things in chopped-up brownstone layouts, but for me, the thing I can’t stand is spiral stairs…it is awkward to have to go up and down them all the time.

  • I’d want to add a real staircase (with some salvaged wood from an old one), if you could, it being a coop, and add some needed closets to the upper level for a master suite, then use the room behind the kitchen for a dining room, not a bedroom as now, and you’d have a nice, large one-bedroom, 2-bath apartment.
