There is no mention in the listing of the state of mechanicals, nor any photos of kitchens or baths (although a view of one can be glimpsed down a hall) but the building appears well-maintained in the photos.   1. I lived in this house on the top floor from late 1999 until December of 2012. It is a tremendous parcel compared with many. Owned by 2 sisters, one of whom passed away last year. The mechanicals are original (cloth wiring and ancient fuse panels) and although there are some beautiful details, it need a total overhaul to be usable. The back yard could host a 75 person party and has a large, mosaic tile floor. A unique opportunity if you have the finances.

  2. It was an experience I will never forget. The sunroom was an incredible asset to the apartment, only surpassed by the open balcony. I had many wonderful al fresco gatherings with the NYC skyline in the background. The skyline picture in the ad was the view I had. The sunroom was poorly insulated but when you live above one hundred year old women in a building with a single thermostat on the first floor, the fresh air was welcome.
