This Prospect Heights townhouse has plenty of space. It is an especially large double duplex — 20 feet by 50 feet — on an extra-deep, 128-foot long lot. It also has some details: a stripped mantel, molding, a pier mirror peaking out of the edge of one image. But all of the interior photos are of the parlor floor. The write up touts the renovated kitchens and baths, but without the photos its impossible to know what kind of job the owner did. Also, some prospective buyers might take issue with the layout. The kitchen in the lower duplex is on the garden level leaving the parlor floor, which opens into one massive room, as the only place for bedrooms. The ad says it can be delivered vacant. It was an open house pick last month. Did anyone see it? In this market, will it fetch the $2,790,000 asking price?

  1. I posted about this wreck when it was an Open House pick. (I couldn’t log in as Miss718 for some reason). House needs tons of work. It has had a really terrible cosmetic renovation and has an awful extension with, I don’t know, possibly a six foot tall extension off the crappy “designer” kitchen. Someone went to town with a 5 gallon bucket of polyurethane and some white paint. They need to quit while they’re ahead before they inflict more damage on this place. The photographs don’t tell the whole story.

  2. I’ve lived in a duplex with bedrooms on the parlor floor. It’s fine if you need only two bedrooms and if the upper duplex has its bedrooms on its lower level; this property doesn’t have that. The bigger problem in this instance is that the parlor floor doesn’t appear to have any bathroom, although one can add one of course.
