A lot with frontage on both Dean and Bergen streets, right across the street from the Barclays Center parking lot, just sold for $6,000,000. The parcel includes the warehouse at 592-594 Dean Street and the parking lot spanning 587-597 Bergen Street. (The sale did not include the one-story warehouse at 606 Dean Street, which backs up to the parking lot.) Digging around we found a proposed rendering for 592-594 Dean Street, along with a funding request. The developers were looking for capital to purchase the site, as well as to “conduct needed renovation and construction of the property to convert from a vacant two stories industrial bldg and a vacant parking lot into over 40,000 square foot retail property development.” It notes that the project would cost $8,000,000. It’s unclear if these are the developers that actually purchased the site and if this rendering has any viability. Nobody’s filed any plans with the DOB yet. Considering the proximity to the stadium, we imagine this lot will be developed commercially one way or another.
