Fridays at 11, Brownstoner Upstate brings you a selection of properties within three hours north, and a little east or west, of New York City.

Maybe it’s because we fear commitment. Or, maybe it’s because we fear upstate property taxes. Whatever the reason, we love looking at rental properties. Summer might be almost half over, but there’s still time to grab a rental through September or October (during prime leaf-peeping time!) and enjoy everything upstate New York has to offer before the cold sets in and the snow starts to fly. Although, it’s pretty spectacular up here during the winter, too. With this in mind, we chose a crop of available rental properties all over the place, from Westchester all the way up to northern Ulster County. Enjoy!

Located just outside of the Putnam Valley village of Cold Spring, this lovely Victorian is one of our favorites of the bunch. For the monthly rent, you get 2,200+ square feet, plenty of land (3 acres), a sweet wrap-around porch, and really nice kitchen. Convenient enough to the Metro North station, but if you’re not driving, you might need to cab it from there. Beds: 3. Baths: 3.5. Square Feet: 2,229. Lot Size: 3 acres. Property Taxes: Not your problem! It’s a rental!

137 Cedar Lane, Ossining: $3,400/month

We’re still stuck on the fence about whether Westchester County is technically “upstate,” but who cares? We love this 1960s mid-mod-style abode with breathtaking views of the Hudson River from the wrap-around porch. Oh, that porch. We would spend a lot of time out there, for sure. It’s located less than 2 miles from the Ossining Metro North station. Beds: 4. Baths: 2.5. Square Feet: 2,400. Lot Size: .41 acre.

1119 main street malden ny
1119 Main Street, Malden-on-Hudson: $2,000/month

The tiny hamlet of Malden-on-Hudson is located just north of the village of Saugerties, right near the river. This farmhouse on an acre is plenty big enough to accommodate your large family or a big group of friends (think of how cheap your rent would be if you split it five ways!) since it has five bedrooms, two baths, and two sets of washer/dryers. Convenient not just to Saugerties, but Catskill and Woodstock, as well. Bring your kayaks, put them in at the Malden boat launch, and paddle over to the Saugerties Light House from there. Beds: 5. Baths: 2. Square Feet: 3,000. Lot Size: .95 acre.
