The Upstater: Putnam County in the Sevens

We enjoy Putnam County. It’s scenic, with the western portion of the county located along the Hudson River and its eastern portion along the Connecticut border. Putnam County is chock-full of gorgeous homes, and while property prices are not as low as you would find in more northerly climes, its proximity to the city and Metro North options make it appealing, which is why it’s a popular bedroom community. Given the standard asking price for a house in parts of Putnam County, we thought the $700,000 range was a good place to look this week. What does that price range get you? Well, it probably won’t get you a sprawling estate, but it will get you something easy on the eyes. The property taxes might curl your toes. However, as we’ve said before, looking is always free.

This circa-1880s restored Craftsman in Brewster could easily find its way onto our Country Dream House list. Located on the Diverting Reservoir, it’s got gardens, stone walls, a pool, and 15 acres. Beds: 3. Baths: 2.5. Square Feet: 2,500. Taxes: $19,000. Distance to Brooklyn: 1 hour, 23 minutes.

The exterior of this mid-mod in the river hamlet of Garrison is a little too Brady Bunch for us, but the interior is just fine. Beamed, high ceilings, a clean design, an open floor plan and a huge kitchen with tons of storage seal the deal. Beds: 4. Baths: 2. Lot Size: 3 Acres. Square Feet: 3,136. Taxes: $8,469. Distance to Brooklyn: 1 hour, 29 minutes.

Oddly, our most modest offering is the most expensive. Although this renovated Craftsman in Cold Spring is lovely, indeed, the $760,000 price tag seems a bit steep for 2,200 square feet on an acre of land. Regardless, we love the stone walls, front porch ripe for feeling the warm summer breeze sweep by, and a stream with the cutest little wooden footbridge ever. Beds: 3. Baths: 1.5. Taxes: $7,000. Distance to Brooklyn: 1 hour, 37 minutes.
