Co-op of the Day: 210 Berkeley Place, #4

At $675,000, this two-bedroom co-op at 210 Berkeley Place in Park Slope seems well priced. There are always trade-offs with these floor-through apartments (there’s only so much you can do with the layouts) but this one seems to be laid out sensibly and renovated tastefully. We suspect it’ll fare well on the market.

  • How much would the premium be if this were on the S/SW side of Union St and in the (overcrowded) PS 321 district? Though I do think PS 282 has been steadily improving, maybe not as much as past years.

    Nice unit, as brownstone floor through units go. Give them props for calling the width of stairwell side rooms “nursery” and “office” instead of the usual faux bedroom.

  • Very pretty and looks to be in great shape, albeit staged to within an inch of its life. With two small modifications — closing the wall and bumping out 2.5 sq ft into the hall — there could be a separate entrance to the rear “office.” But maybe the coop board would nix that.

  • If the bumping out into the hall you are suggesting is bumping out into the public hallway – you do realize that is the building staircase and landing, and that there is likely no room at all to bump out into. The little room would have opened directly from the stair hall originally in this single family house when built.

    You need that little room for a dressing area anyway to store clothing here, with that size bedroom, so access through the bedroom is not really all that problematic here.

    The real drawback is the small kitchen and small number of kitchen cupboards.

  • If there are upper cabinets on the kitchen wall with the fridge, I don’t think this kitchen is too bad. I would replace the stove wall uppers with taller ones, though.

    Nice layout.

  • Higher cupboards would help – the short ones smack of a developer or flipper renovation. Though the area space of kitchens like this still seem small to me.

    The floorplan makes it appear that there are some kitchen lower cabinets, courter, or something next to the refrigerator – kind of remiss of the broker not to show pictuers of that, as this area greatly expands this sort of kitchen from many like it with nothing on the other side of the passageway to the bedroom.
