Will the Williamsburg condo demand we’ve noticed as of late carry north to Greenpoint? The test may be 48 Box Street, a “boutique neo townhouse style condominium” launching next week. listed four one-, two-, and three-bedroom units priced from $635,000 to $899,000, notably more than these one- and two-bedrooms were asking at a similar-looking condo build on South 1st Street in Williamsburg. Unique to this development, each apartment is a floor-through with direct elevator access. The listing boasts “multiple private outdoor spaces,” “vast panels of windows,” and “ebony-stained white oak flooring.”

    that’s some top-notch broker babble right there.

  • “The bespoke details here start with the lavish lobby and continue with an elevator that opens directly inside your full-floor apartment.”

    and the adjective “bespoke” should only be used when describing haberdashery.

    • “Bespoke” certainly can’t describe anything that isn’t actually hand-made, which I doubt the “details” are. (What, did they hand-chisel the stone for the countertops?)

      Anyway, the real problem with this building isn’t that it’s in Greenpoint, but how far north it is in Greenpoint. Then again, it might be a good investment for once that huge waterfront project gets underway. If they actually build a pedestrian bridge to LIC, the subway is suddenly a lot closer.

  • broker-babble aside, I don’t think these places are really overpriced in a low inventory market… no doubt box st is way north, but pricing in the low $600’s/sf goes a long way to correct for that.
