3. PARK SLOPE $3,575,000
848 Carroll Street GMAP P*Shark
A HOTD this summer. As we said, “Serious scale and historic detail all with a comprehensive modern tune-up at some point.” The ask was $3,575,000. Deed recorded on 1/15/2013.

4. CARROLL GARDENS $2,995,000
377 Union Street GMAP P*Shark
This home was listed as a HOTD in October. Newer upgrades were paired with pier mirrors, arched marble mantles, etched glass pocket doors, and inlaid parquet floors. It was priced at $2,995,000 and sold right on ask!

Another HOTD, this one listed in October. It’s a high-quality reno asking $2,975,000. Deed recorded on 1/17/2013.

  • I’m gob-smacked that 214A St Mark’s sold for $1.925m. It’s a small 17 x 33 house, 3 flooors, charming but slightly shabby. Prices in Prospect Heights are outpacing the market. Either buyers have finally figured that the neighborhood is more similar to Park Slope than dissimilar; or the Barclays Arena is now considered an amenity; or both.

    First, the good news – daveinbedstuy owes me a beer (see below – Ask of $2.975, Deed at $2.847).

    Second, the bad news (from my perspective at least!) – Never, ever thought this would sell for more than $1,000/sf and it sold for ~$1,600/sf (not counting cellar). But … the market has spoken – and fantasy is the new reality!

    Mr. Joist:
    Someone please post a townhouse comp that traded at $1,700/psf and then let’s compare it to this place.
    I’m going on the record that there is now way this sells for $1,700/psf. Pure fantasy.
    Lucky if they get over $1,000/psf.
