House of the Day: 410 Prospect Avenue

Here’s a two-family brick in South Slope that could be really cute given a little TLC. It has original slate mantles, pocket doors, banisters, and crown moldings, as well as some newish low-budget kitchens and baths. The listing doesn’t specify if the mechanicals are new. Kudos to the agent for including bathroom and kitchen pics — a floor plan would also be helpful. It’s about two blocks from the Expressway and four blocks to the park. Do you think it’s worth $1,499,000 as is?

  • This place is down from PS10
“Peaceful” Prospect Avenue is a truck route and will serve new waste transfer site in Red Hook. Also Cate, those pictures on the broker’s web site are terrible. Lazy Lazy Lazy

Total gut required houses, like this one, on better SS blocks have sold in recent months at or slightly above the million mark. $1.49m is the gut renovated move in price. Should have sold in 2007.

  • What an awful listing. Good luck figuring out what it’s worth with those pictures and no floorplan.

  • I’m always puzzled by people who complain about how bad the photos are in a listing. Even if they hired Annie Liebovitz to do the photography, you’re still going to have to see it for yourself before buying, arent’ you?

    • It just irks me that a broker who expects the sellers to pay a $90K commission can’t be bothered to hire a professional photographer. It shows a lack of professionalism and makes me wonder how much effort they put in to getting the deal done.
