House of the Day: 213 Prospect Place


It’s not every day a house like this goes on the market. Yes, the kitchen needs updating and, we’re guessing from the lack of photos, probably the baths do too. But the scale and detail of the main rooms are magnificent, and appear to be in perfect order. Those doors and fireplaces are tempting us to break the tenth commandment. Also, according to the reader who brought this listing to our attention, inventory in Prospect Heights has been scarce the last two years, which makes this house even more special. What do you think of it for $2,150,000?

  • 20ft wide, great block, extra deep lot, can mold kitchen and baths to taste, in good condition elsewhere with nice detail. I would call this ideal for a lot of people in the single family home market. If i had the money I would jump on this over anything I’ve seen listed recently. This block is really quite nice and is very close to the train.

    I was that reader. I’m kinda surprised at the price. Certainly it would be possible to spend a lot of money upgrading the house — but it’s not clear one would really need to. These grand Italianatesare rare and this is arguably the best block in the nabe (btw Vanderbilt and Carlton). I wonder if Corcoran is positioning it for a bidding war?

  • It’ll be gone at or over ask in a month. This is one of the best blocks in PH, and just far enough from Atlantic Yards to be out of the pee zone.

  • Not that I’d recommend it, but with a lot that size there’s probably a lot of unused FAR. Could a developer add an extension and turn it into 4 1500sf 2br condos?

  • my thought: bidding war – and unless there’s something wrong with it on inspection, it will go over ask – they could have asked $2.6 and had it close a tad under. I guess they want to sell quickly.

    frederick-law: You’re correct that pretty much all Prospect Heights houses have unused FAR. But landmarking applies to the rear and limits what can be done. Infact, that’s why the neigborhood lobbied for historic district designation — so rowhouses couldn’t be demolished or unsympathetically altered because of FAR. Extension proposals now have to be vetted by the local PH civic group and the community board and then finally approved by LPC. There’s much more concern about air and light infringements on neighbors than there was before landmarking.

    Wow, that is one of the most beautiful houses I have seen here in a long time. The outdated kitchen is even charming. Made up to date could be gorgeous with that big window looking out to the yard. And the floorboards and plaster details are all exquisite. Finally its one of the nicest and largest gardens I have seen on a HOTD. Will definitely hit ask if not above.

    Minard saying the area has “improved” is a comical understatement. The area is incredible.

And finally, fantastic neighbors. What else do you need?

  • Don’t mind Minard. He thinks anything South of Atlantic and East of Court is sketchy.

  • I’m beginning to suspect that Minard hasn’t left the house since the Carter administration, and thinks that “The Warriors” is a documentary.
