Co-op of the Day: 104 Pierrepont Street #1

This new co-op listing at 104 Pierrepont Street is without question a spectacular property but it will be quite impressive indeed if the brownstone duplex can fetch its asking price of $3.9 million. As far as we can guesstimate, the two-floor pad comes in at around 2,700 or 2,800 square feet (plus garden). The parlor is particularly impressive, but despite being fully renovated the garden floor doesn’t have the same sizzle. This is about as good a location as they come in Brooklyn, though, so maybe $1,400 a foot isn’t impossible, especially given 4 percent mortgage rates.
