George Chappell House Survives Flip, Sells for $1.2M

A corner house at 271 Jefferson Avenue in Bed Stuy with elaborate details has apparently survived neglect and a flipper. In September of last year, an LLC bought it for $600,000 from the Concord Baptist Church. (Decades ago, it had been in bankruptcy and also owned by the Bedford Stuyvesant Restoration Corp.) The house, designed by architect George P. Chappell in 1887, according to Save Bedford Stuyvesant, was full of ornate detail and elaborate fireplaces. Would it be ruined?
 

A renovation commenced, but was halted by a stop work order concerning plumbing permits from February to May. Mid-renovation, the house went on the market for $1,295,000, and it was a HOTD in February. On July 24, it sold for $1.2 million. Shortly after the sale, rental listings appeared for units 2 and 3, for $1,750 and $1,800 a month. As far as we can tell from looking at the photos, it appears the flippers did a good job. While the floors are new, what historic detail was left appears to have been preserved, and the owner’s bathroom and rental kitchens appear nice enough. Whew. The recent listing can still be viewed at the Douglas Elliman site. It is a 3,300-square-foot three-family with seven bedrooms, five baths, and two parking spaces. It is in the proposed Bedford Corners historic district. Do prices seem to be rising in this area of Bed Stuy near the Clinton Hill border, or is this to be expected for such a large and fine property?
