  • Whats up with the attitude, Qualmly??? I am the agent for 1810 Avenue H. The house IS owned by a charity group and HAS BEEN used as a group home for some time…. However it is in AMAZING mechanical condition, with updated electric, plumbing etc. It has 3 fireplaces on the first floor. It needs cosmetic upgrading, but most homes being sold within 3 blocks are asking $1M or better… It is in better condition than alot of owner occupied homes in the area. Im only selling real estate for 26 years.. I guess you know more. Where are you going to buy a 50×100 victorian in that area for that price.. it IS priced realistically, and will sell shortly. Stop KNOCKING without SEEING Gee!

    House will be reclassified as a ONE family home… currently it is not on the tax roll, taxes probably will be 4500 ish.

    Also, we had cleanout done so no interior pics were posted yet… floorplan will be up by next week also… GEE, how did people buy homes before the internet??? They got off their backsides and LOOKED at them. The listing says “needs cosmetic re-alignmant”. I’d have to take 60 pics and you would still complain.

    I love how when people have nothing nice to say, they say so much…

    • What does “cosmetic re-alignment” mean? And, what’s the ETA on getting that new CofO and tax reclassification to a 1-family?

    • the issue with pics is that the year is now 2012, not 1990, so the standard is to show more than one pic. if you haven’t heard, there are many realtors out there who lie; i know, hard to believe. and, since ALL houses for sale are online people need to sift through many properties so it is much easier to do it from home vs schlepping to a dozen houses which you know aren’t right for you if you could see accurate depictions of those properties. i realize after 25 years you’ve never come across a SINGLE DISHONEST broker, but i’ve somehow met quite a number in two years.

  • BTW, Its funny how no one says anything about a broker doing an open house in Kensington on a SATURDAY… if that was FILLMORE, there would be a riot about how Fillmore doesnt know their marketplace, yada yada yada…. just saying!

  • I had just sold 590 East 3rd Street…had quite a few open houses. Open houses held on Saturdays had much fewer people, and since the orthodox community is 30-50%, I think otherwise.

  • 1810 Ave H is currently classified as an orphanage (N3), with no C of O. It is owned by the Jewish Child Care Association. So first the building’s classification will need to be changed and then a C of O issued. This process can take months and will require submission of plans indicating the changes to be made to convert it to a residential dwelling and comply with all building code requirements, inspections, etc., and no bank will make a conventional residential mortgage on the building with its current classification. Think all-cash or possibly commercial financing (which will necessitate a much larger down payment and will be at a higher rate).
