Co-op of the Day: 228 Degraw Street, #3


Despite being extremely charming, this floor-through co-op at 228 Degraw Street has sat on the market since the end of March (with the price even getting reduced by $50,000 to $999,000 in May). In addition to tasteful finishes, the two-bedroom is in a 25-foot-wide townhouse with a semi-private roof deck. At $621, the maintenance is quite low too. What’s the magic number for this place?

  • Sorry, technically Carroll Gardens, says Carol Gardens. Also, I think they must be kidding about carving out that third bedroom. The SECOND bedroom is really more of a nursery/office.

  • Oh, roof deck IS a nice feature. But I agree about 800K.

  • Looks lovely — great finishes, lots of light — but it’s awfully small. I predict $850K. (Hey, what ever happened to the selling-price-prediction-widget? I loved that thing!)

  • I’d say it will go for around 900k. Great location, great outdoor space, nice renovation (although I can understand that the kitchen and bathroom tile won’t appeal to everyone), low maintenance. The biggest drawback for me is that there’s only one bathroom. I’ve been watching this one for a while and wondering when the sellers would get realistic on price. I think it’s complicated by the fact that the sellers paid 949k for it in 2007.

  • I agree with Dylan621. I have been watching this one since it came on the market back in March at $1.1. After seeing it in May told the broker I would be willing to pay in the $850 range and never received a response. The apartment is in great shape, and not as small as many of the other floor through’s I’ve seen. Problems are there is only 1 bathroom, there is no washer/dryer, the roof deck is shared, and it is far from public transportation. Also, technically it is not in Cobble Hill….. South side of Degraw is where Carroll Gardens begins. In my opinion the apartment is worth $850K.
