  • Corcoran does tend to reach in all their listings, but I don’t think 1.3 for the Ditmas house is a big reach. A couple of sales this year…

  • I picked the wrong zip code when filtering from dof rolling sales so those sales I posted are south of foster (closer to the other one – 807 E 19th.) Other comps in the Ditmas historic district…

    Streeteasy shows 536 E 18th. started out at $1,395,000 in Feb. My guess is they’ll get within 100k of the current ask even though it’s only 2300 sq ft.

  • The owners of the house on 9th Street got rid of the magnolia tree in the picture and now have a very small square of sod in the front of the house
    surrounded by yellow tape. I believe they have replaced the ugly white door
    with a mahogany one. For the size of commision the broker would make on this you would think they could update their photo which is many months out of date.

  • Wow, no one comments on an unprecedented ask for $2.4m for a south slope frame? Oversized, yes. Charming job by Charrette a few years back, I believe, and went for high 1s (I believe it was a comp for us for a refi a few years back). Lots of high asks lately in So Slo, but this one’s even higher. I’ll believe it when I see the closings.

    • I saw it last week and the renovation is really amazing. Actually, I think the nicest I’ve ever seen in a PS house. The drawbacks for me, considering the price, were the size of the living space and the block. The price may dip but I can easily see someone falling in love with it. Given what they paid and the renovation, I bet they’re just breaking even with the ask.
