We’ve found quite a few school houses for sale in Upstater territory, most of them tiny or in need of some TLC, but packed with charm.

 

6 Bloom Road, Barryville

We discovered this one-room schoolhouse for sale in Barryville, NY last year. Although it’s currently classified as a church, and has to be converted to a residence both in use and in name, it has many nice features.

For one thing, it’s 15 miles from the Port Jervis train station, so an easy commute to the city. The kitchen, which isn’t photographed, is reported as “small,” so that would probably need attending during the conversion.

Malden Bridge Schoolhouse

File this one under tiny. The Malden Bridge Schoolhouse, built in 1812, is perched along the Kinderhook Creek and sits on 10 lovely acres.

We’d want to overhaul the kitchen, but otherwise we like the look of the interior — 1,000 square feet of it, with a sweet little porch.

It has one bed and one bath. Taxes are reasonable, under $3,000 a year, and the price is right: $249,000.

New Baltimore Schoolhouse

This one, up in New Baltimore, is neither tiny nor falling apart. It is, however, being used as artists’ space, all 5,500 square feet of it, and is not yet outfitted as a residence. So, yeah, it’ll need some attention.

One good thing about it: relatively low taxes, at least as far as upstate New York is concerned: $5,135.00. Public School District No.1 is zoned for residential, commercial and mixed uses, so you won’t need a variance if you want to call it home. Our favorite part: the cupola.
