InĀ Upstater’s territory, a riverfront pad’s worth depends partly on what side of the river you’re on, and, of course, which river: get something along the Delaware and you’re bound for a bargain. Hudson River-front homes are a bit more complicated.

On the east side of the river, you have the interruption of the Amtrak, but it’s where all the extant grand estates reside, and it’s not as easy to snatch up a non-estate slice of riverfront. Over on the west side, it’s easier to set up shop along the mighty Hudson, especially if you go further up, in Greene County, or want to be right in town, say, in the city of Athens. We’ve picked out a few of the pricier pads for you this week, in prime locations.

433 Rhinecliff Road, Rhinecliff

433 Rhinecliff Road in the sweet hamlet of Rhinecliff was Upstater’s car-free country house a ways back — it was for rent then, and is also on the market. The price, just shy of a million, reflects its location: smack dab on the east side of the Hudson, with unobstructed views of the water and the sun setting behind the Catskills.

Obviously, that olive interior is not for anyone, and perhaps not those tudor-style windows, either. But we think it won’t take much to transform that outdated interior into something pleasantly modern.

This house is steps from the Rhinecliff train station, which is great if you’re going to regularly commute and don’t want to drive. Less great if the sound of the train and its rumble will affect your enjoyment of the location, but that’s the case with everything waterfront on this side of the river. You get a lot of traffic — well, the Rhinecliff version of a lot — heading to the station, but once you’re on the other side of the house, away from the road, you can soak in the views and ignore the cars.

70 Floyd Akert Road, West Park, NY

We’ll start with the cream of the crop which happens to be on the west side of the river:Ā 70 Floyd Ackert Rd in West Park sits directly on the water (and hopefully comes with a decent rate for flood insurance).

Although the rather busy route 9W slices right by it, the house comes with 3.3 acres. Incredible water views, a great kitchen, nice deck, beautiful gothic windows in the bedrooms — there’s a lot to recommend it, although we’re not sure that recommendation includes the price tag: $1.6 million.

The original stone ferry house is still there, plus this modern addition, which includes fireplaces and huge windows. You’ll get the sunrise, not the sunset, through that glass, so a great pad for someone who wants a dawn kayak.

232 River Road, Esopus

There’s a road between this lovely home and the Hudson River, yes, but it’s perched high above it and there’s river access. In fact, there are two homes for sale on this parcel: a 2,400-square-foot main house and a 1,000-foot guest house.

The renovated home is decked out in solar panels, and has 350 feet of waterfront. Altogether you get five beds and three baths for $610,000. Taxes are nothing to sneeze at:Ā $11,749.
