As the reader who passed along the listing noted, that works out to $1,570 a foot!

  1. What the listing doesn’t tell you is that this is a 3 family. I know because I used to live there. There is a huge center staircase, which is beautiful, but it makes an awkward arrangement in the apartments. You’ll notice there are no pictures of the apartments. I admit I lived there a while ago, but I thought it was curious that the only pics were of the owner’s unit.

    As far as the school goes, the “good” part of this school is a charter/magnet school, and living across the street from it is no guarantee of getting in. I may be mistaken, but I’m pretty sure it’s a lottery situation.

    Oh – and the landlords/owners are completely nuts. Especially the wife. They’ve owned this building for 25-30 years at least.

  3. this listing is not unlike people who put random crap up on ebay for well beyond its value. After all, no harm no foul, right? No one will ever see it in the future or dismiss the seller as unreasonable when they really need to sell. Jesus grilled cheese anyone?

  4. The “carriage house” is a one-story 3 car garage, as the listing says; one of the few things they didn’t over-embellish. Maybe the price reflects the possible building that could exist on that spot, but that’s a big “if.” That said, it’s a good sized house, with off-street parking. Still, If this deal included the cool old church/Luso-American Center, even that wouldn’t push it to $15 MM. As for celebrities nearby, the connecting ramp from the southbound Brooklyn-Battery Tunnel to the northbound BQE is a 30-second walk away. Shouldn’t that balance things a bit more?
