As usual, the biggest residential sales in Brooklyn this year were in Gravesend and Brooklyn Heights.
1. GRAVESEND $10,250,000
451 Avenue S GMAP
Simply on a price-per-square-foot basis this has got to be one of the biggest sales ever in Brooklyn history, though for total dollars it trails other Gravesend sales like 450 Avenue S, which sold for $11,000,000 in 2003, and 2111 East 2nd Street, which sold for $10,260,000 in 2009. The sale of the 2,914-square-foot house was recorded in May.

There’s a tie for the runner-up position:
2. BROOKLYN HEIGHTS $6,000,000
74 Hicks Street GMAP
Here was our take on this Brooklyn Heights property back in March, when it was a House of the Day: “It’s clearly undergone a high-quality (and tasteful) renovation that preserved the old floorboards while spiffing up the kitchen and bathrooms.” The sale of the 25-foot-wide house was recorded in November.

420 Avenue S GMAP
The sale of this 2,697-square-foot single family was recorded in city records in April.

3. BROOKLYN HEIGHTS $5,250,000
69 Willow Street GMAP
The 5,800-square-foot house with a ground-floor office sold after being on the market for about a year. The sale was recorded a couple weeks ago.

4. GRAVESEND $5,150,000
1996 East 5th Street GMAP
The sale of this 2,400-square-foot single family hit public records in January.

5. BOERUM HILL BROOKLYN HEIGHTS $4,100,000
141 State Street GMAP
At the beginning of ’11 this brownstone was listed for $4,300,000. The sale was recorded by the city in July.
