The Brooklyn Ink brings word of a development battle in Ditmas Park, where a firm has put in an application to the BSA to build a seven-story apartment building at 480 Stratford Road, a section of the neighborhood that was downzoned in 2009. According to the article, the owner of 480 Stratford bought the property in 2006, demolished the old Victorian on it shortly thereafter, and started foundation work before stalling out on the project. That owner, Jay Loeffler, now has an agreement to sell the property to a new developer, 10 Stratford Associates, but the deal is contingent upon the new firm getting plans vested under the old zoning regulations so the seven-story build is allowed. Community Board 14 Chairman Alvin Berk says residents are opposed to the new building, and “Community Board 14 unanimously voted Nov. 14 to send letters asking the BSA and the Department of Buildings to reject the buyer’s application.” If we’re not mistaken, the plot in question also falls within the boundaries of the proposed Ditmas Park West historic district, which the LPC decided not to pursue landmarking of last year.
