This new listing at 20 Garden Place in Brooklyn Heights has a lot going for it–size, condition, location–but we’ll be surprised if it can pull off the asking price of $4,995,000. While the four-story brownstone has certainly retained much of its original charms, the parlor floor underwent a significant enough renovation that, though tasteful for its time, feels a bit dated. That combined with the fact that the kitchen is probably smaller than most buyers in this price range will want suggests that additional money will have to be spent on a non-insubstantial renovation. Therefore we think the price’ll have to come down a bit. Given the location and provenance, though, probably not that much!

  1. The interiors look like they were intentionally pared down, judging by the furnishings, this is owned by someone really into mid-century modern design. Very stylish at the moment.
    Regardless of what the interiors look like, the new owner will most likely tear it apart and redo it to their tastes. All of the houses that have sold on this block recently have undergone major renovations prior to the new family’s arrival. This one could use a little facade/ironwork restoration too.
