  1. I have a theory about the WT house. It’s called “Move in Ready”. Especially anywhere near the park. Its been a while since rehabbers and flippers have presented many houses (at least in that range) that don’t need some hefty work.

    Two “estate sale” type houses (owner passing within the past few years) immediately listed on 16th street after this sale went through. I have my doubts about those moving so quickly or going over ask.

    It seems clear to me that there is more value than some people might suspect in presenting a true move-in property in this market starved for construction and rehab financing.

    Especially by the park, where it is almost certain kids will be moving in and there is not much room for a concurrent rehab.
