Given the size, condition and primo Brooklyn Heights location, the asking price of $3,750,000 isn’t completely crazy.” According to Streeteasy, the home sold later that year for $3,600,000. It was relisted this April for $3,950,000 and entered contract two months later, selling for $3,920,000. Entered into contract on 6/2/11; closed on 6/28/11; deed recorded on 8/22/2011.

This is a one-two family with a garage or vacant land. According to StreetEasy, it’s on a 3,300-square-foot lot. Entered into contract on 5/15/11; closed on 8/10/2011; deed recorded on 8/25/11.

3. PARK SLOPE $2,350,000
566 10th Street GMAP
This home has been an open house pick a few times. From the listing, “The Owner’s triplex has 6 bedrooms and 3 full baths. This lovingly restored home has a gracious flow. The newly renovated kitchen opens into the grand living room.” It was asking $2,299,000 when it hit the market in April. Entered into contract on 5/24/2011; closed on 8/11/2011; deed recorded on 8/26/11.

4. PARK SLOPE $2,100,000

This house was configured as a four-family home with a rent roll of approximately $120,000. But as the listing said, “The house will be delivered vacant and can be easily set up as a glorious owner’s upper triplex with garden rental, double duplex, etc.” Asking $2,200,000, went into contract two months later. Entered into contract on 7/20/2011; closed on 8/17/2011; deed recorded on 8/26/11.

5. PROSPECT HEIGHTS $1,897,000

A HOTD in April: “It’s hard to find anything wrong with this new listing at 279 Park Place. The Prospect Heights brownstone has gorgeous period detail and has been tastefully updated where it counts (like the kitchen).” We didn’t think it would remain on the market long, and we were right. Ask: $1,995,000. Entered into contract on 5/11/2011; closed on 8/10/11; deed recorded on 8/24/11.
