What’s up at Wythe Confectionary, the Williamsburg rental building that launched in Feburary? Straight from the broker’s mouth: “The building is almost all leased out. We have 8 units available out of 69 units, and we are hoping to get our TCO very shortly and then tenants will start moving in.” There you have it! The studio, one- and two-bedroom units are priced from $1,900 to $3,800.

  2. close to jmz – easy. there is simply a huge demand for rentals in WB. which i’ve being saying all along. told you frownstoners to buy investment property to rent out in WB years ago. i was actually being helpful! btw – most of these studios aren’t being rented to youngin’s. lots of professionals i know are renting – talking in their ’30’s and 40’s, not 20 somethings.

  3. I’ve said it before, but this is one of my favorite old buildings in the neighborhood. Overall looks like a nice job, but they sure cheaped out on the windows.

    No idea on the comps, but the walk to the J train from here is pretty painless, and if you want, the bus to the subway stop passes right downstairs.

  4. A lot of young singles in the neighborhood with parental support. I think the studio is a pretty popular option with that crowd. IMO carrying costs of ownership in Williamsburg, including maintenance and opportunity cost on the down payment, are pretty comparable to renting now. Rents keep going up despite new inventory while sales prices seem to be stagnant.

    i know in my bldg studios rented out the quickest, followed by 1 bedrooms. 2 bedroom apts sat for a while and needed price cuts to get em filled.

    i would imagine studios have the highest $/psf rents.

    and about 300 bucks a month cheaper than what they’re going for a half mile north of here.

    but yeah – rents are getting retarded in this neck of the woods.

    Maybe it is probably more benefical to the builder to sell 100 smaller apartments than 75 big ones…
